I'm a Connecticut Realtor® with The Brokerage of New England. Most of my work is with buyers, sellers and small investors — first homes in Waterbury, lake houses in New Fairfield, three-families that need more work than they look like they need.

Before and alongside the license, I've been renovating and managing properties of my own. Multifamily rehabs taken through full tenant turnover. Fire restoration from smoke damage back to finished, rentable units. Full gut projects stripped to the studs and rebuilt — framing, wiring, plumbing, kitchens, baths. The kind of work that teaches you what a contractor's estimate is missing.

That's what I bring to a walkthrough — a fairly practical read on what's cosmetic, what's structural, what an inspection will probably turn up, and what it all means for your number.

How I work

On the buy side, the conversation worth having isn't only about the house you're standing in — it's about what it costs you over the next few years. A 1900 multifamily with deferred maintenance is a very different purchase from a 2006 colonial, and the asking price alone won't tell you which is the better deal.

On the sell side, a few repairs genuinely move a sale price and a lot of them don't. I'd rather tell you to skip a renovation than see you spend more to reach a number than the number gains you.

On investment and multifamily, I've owned and renovated my own, so I can talk about both the spreadsheet and what actually happens — turnover, vacancy, and the repairs the last owner put off.
